The Most Overrated Lead Generation Strategy and What Actually Works

You asked, and here’s my answer: “What is the most overrated lead generation strategy agents waste their time on, and what actually works instead?”

Here’s the short answer: everything works—if you’re working it.

The real question isn’t about what works, but about what’s the most efficient use of your time to prospect and generate leads. At the end of the day, real estate is a lead generation business, and the key to success is creating conversations. Why? Because conversations are the fastest path to closing deals.

What Actually Works: Conversations That Count

Yes, cold calling and door knocking can work if you’re consistent and have systems in place to make it happen. But is it the most efficient way to spend your time? Probably not.

For me, the most effective strategy is video marketing and social media marketing.

Here’s why:

  • Instead of chasing prospects, they’re coming to me.

  • Every week, my videos create a invisible list of 500–1,000 leads, and from that visibility, that gives us the possibility of 50-100 meaningful conversations with prospects who are already familiar with me and my business.

  • These conversations are different, they’re warm, not cold. People already know my face, they’ve heard my message, and they trust me.

That’s a game-changer.

Why Video Marketing Outperforms Traditional Methods

Cold calling and door knocking can get you in front of people, but video marketing takes it to the next level:

  • Scalability: You create one video, and it works for you 24/7. Whether you’re asleep, with clients, or taking a day off, your content is out there building relationships and creating leads.

  • Deeper Connections: By showing up consistently on video, your audience gets to know you, your voice, your expertise, your personality. By the time they reach out, trust is already established.

  • Targeted Reach: Social media allows you to target specific audiences. If you add advertising to your strategy, you can reach the exact people you want to connect with for as little as $0.05–$0.50 per view.

Building Trust, Not Just Leads

The power of video and social media isn’t just in generating leads...it’s in building trust and positioning yourself as the go-to agent in your market.

Here’s how:

  • Consistency Builds Recognition: When your videos show up again and again, you’re staying top of mind without being intrusive.
